To objectively determine what you home is worth, you need to take a large number of factors into consideration. They include:

1. What are comparable homes selling for on your block or within three blocks at this time?
2. What did comparable homes sell for six months ago?
3. What did comparable homes sell for 1 year ago?
4. How long does the average comparable home sit on the market before selling?
5. What substantial improvements have you made, are there comparable homes that have done the same and how was their sales price impacted?
6. Are there any foreclosures in your area?
7. Is there any current or planned public works for the area such as a new freeway?
8. Is there open land near you?
9. What is the appreciation rate for your neighborhood for the last 3, 6 and 12 months?
10. Are lots of homes in your neighborhood for sale or only a few?

All of these factors contribute to the worth of your home. You want to start with the sales price of comparable homes in the last three months. Looking back a year, have prices risen or fallen on the sales - adjust your price accordingly. Next you need to determine if houses sitting on the market for longer than the previous six months which is a sign prices are or will be dropping.

Space saving techniques in studio apartments

WHAT TO COLOUR YOUR WALLS
Today's market offers a wide range of wall coverings and materials to create beautiful and personalised wall features. Opt for smooth, silky and shiny textures. Keep away from bold effects in dark colours. It is better to avoid wall techniques such as combing, streaking, spatula effect in dark colours as they visually draw the walls closer, making the space look small, which in the context of a studio apartment is already in short supply. White, ivory and grey are ideal background colours and help in highlighting other colours that are combined with these.

Wallpapers, wall size photos, graphic illusions are in vogue. They enable instant transformation of space. It is good to use partitions or dividing elements that are less obtrusive and collapsible. This helps in maximisation of light and space. Sliding panes in glass help in saving space.
For more privacy, a roller blind can be fixed to the panel which can be used when necessary. Another feature I am noticing these days is a corner window. This visually opens up the space and provides ample natural light. Creating mezzanines for storage of books and other items is also a clever way to use a single space for multiple uses efficiently. Drapes can also be used as a dividing element. This could have a motif or a mural which provides a focal point. Bookcases without back panels also look beautiful in contemporary homes. Lighting plays a vital role especially in small homes with many restrictions.

HOW TO LIGHT UP CREATIVELY


Most of the general lighting should come from the ceilings and the walls. This opens up the room. Studio apartments should effectively make use of lighting to differentiate spaces. For example, it is important to differentiate a dining area from the rest of the space. Here, I suggest a lamp fixed three feet above the table. Using mirrors on walls reflects light and is a means to enhance natural lighting. When it comes to furniture, it is clear that “less is more” in studio apartments. Therefore, choose furniture with multiple uses. A table nest consisting of 2 or 3 tables can be used as a single unit or a multiple unit. Our good old foldable chairs can be stored behind doors when not in use. Dividing tables that can be extended both sides can be used as a home office and a breakfast counter.

With technology moving at a rapid pace, it is not far to see the use of fold-away beds, fold-away living room units and other such interesting options that can be built into the walls and concealed away when not in use to make the space look less cluttered in studio apartments.
